Dear Owners,
We are rescheduling our 2026 Budget Meeting for Tuesday 1/06/2026 @ 6pm ET. We are changing the date/time as we have acknowledged many owners could be out of town or on vacation on 12/31 as previously scheduled.
January’s monthly maintenance fee is proposed to be $700 and will be due upon approval of the budget after the 1/06 meeting. For the month of January there will not be any late fees charged. Our normal late fees policy will resume in February 2026.
Please find the Agenda, Proposed Budget, & SIRS Reserve Schedule for 2026.
We hope this helps our owners if they want to participate and join in the meeting. Look forward to seeing you then!

The Dunes Condo Association 2026 Budget Meeting

Purpose: The Annual Budget Meeting is held to review, discuss, and adopt the proposed 2026 budget, in accordance with Florida Statutes (Chapter 718.112(2)(e)) and The Dunes Condo Association Bylaws.

Allocations for pool heater repair/replacement, slider door replacement, and garage door maintenance, Insurance down payment strategy
4. Owner Input and Questions
